Construction Defect Analysis
ARCON CONSULTING combines its extensive experience in all phases of design and construction with thorough evaluation, technical research, analysis, and interpretation of information to diagnose damages and building defects and their probable causes. We look beyond the apparent cause and have the ability to analyze any building issue where other firms may fail.
To support construction defect investigations, ARCON CONSULTING relies on an intensive site survey of existing conditions, thorough document review, expert analysis, and convincing testimony. ARCON CONSULTING researches and analyzes all available documentation and prepares detailed reports describing cause and origin of construction defects and, if necessary, recommendations for repairs. Our team engages early in construction defect cases to assist with collection and interpretation of information. Our reports have proved instrumental in facilitating subsequent phases of litigation such as mediation and expert witness testimony during depositions and trial.

Standard of Care Review
Standard of care disputes typically involve evaluation of whether an individual performed work in a manner similar to how another professional would have done the same work. ARCON relies on its extensive field experience and construction expertise to review and evaluate performance based on acceptable professional and trade standards, and regularly advises attorneys on the merits of potential cases before lawsuits are filed. Standard of care evaluations for design professionals may only be performed by impartial third parties who practice in the same discipline; with licensed architects on staff, ARCON may evaluate and issue “Certificate of Merit” documentation for such cases.

Stucco & EIFS Evaluation
ARCON CONSULTING has extensive familiarity with common exterior cladding systems such as Portland Cement Stucco or Exterior Insulation and Finish System (EIFS). These systems are widely used by architects and contractors for reasons including aesthetic appeal, durability, and cost-effectiveness. The inherent problem with both is that without proper design and installation, the systems are susceptible to water infiltration. If water penetrates the exterior face of stucco or EIFS, it may damage the supporting structure by causing rot and mold.
Our inspection protocol for stucco and EIFS has been developed from our extensive experience in the design, specification, and installation oversight of both systems. In most cases, water infiltration is not apparent from the exterior, and requires moisture meter testing to determine the moisture content of the substrate, typically plywood or oriented-strand board. When necessary, more invasive inspections may be performed to determine the extent of damage.
